Mayflower Development Update - Park City, UT

 

Mayflower Development Update

 

The MWR Conference hotel has officially started as the general contractor, Jacobsen Construction, and the pile-lagging and soil-nail wall subcontractor have mobilized and started work. The CMA has been executed and three initial trades contracted; soil-nail, the balance of the excavation, and SWPPP. The footings and foundations scoping are complete and the contract award is scheduled prior to the month’s end. The balance of the GMP’s subtrades’ has been revived and re-bidding is in process. The building permit is complete and impacts fee payment released by July 5th. A groundbreaking ceremony was held in mid-June. 


Ski Improvements and Associated Services

 

The connector lift, Lift #3, into Sultan’s Nose base terminal pad was excavated and graded to finish elevation. Ski beach grading and drainage is 35% complete and will be finished by the Fall of 2021. Planning for ski operations continues with a focus on snowmaking engineering and system design as well as skier services programming. Scoping and contractor selection for primary mountain access roads in the process. 

2021 key summer initiatives follow:

•  Snowmaking

•  RFP Skier Service programming

•  Lift amended RFP

•  Mountain access initiation and roads construction


Infrastructure Improvements

 

Substantial progress on-site work and civil infrastructure: 

Water, sewer, storm drainage, and retaining walls are completed in Mayflower Drive and Glencoe Way. In addition, these roads are paved to the southern construction entrance which is roughly 4,000 LF and over 7,000 tons of asphalt. 

 

Five-Star Hotel entry has permitted a borrow-pit and the emergency vehicle access (EVA) road under construction with completion scheduled for the first week of August.

Water Tank #2 pad and pumphouse clearing complete and contractor contracted with construction starting mid-July.

 

Galena Ridge Way and Ski Beach Way roads graded; water is 25% complete and sewer 100% complete, and storm drain pending. 

 

Non-Culinary Water. JSSD’s bids came back high, re-bid will occur in the Fall of 2021 ensuring ample time to complete improvements prior to required delivery.


North Frontage Road. Engineering and plan sets are complete and under final review. A bid package was issued with responses pending, construction starting on the north end will begin mid.

 

Temporary Construction Parking. Engineering was enacted and permits pulled for over 200 temporary parking spaces adjacent to Lot 13. Construction; stormwater, drainage, grading, and asphalt, will be completed by June 25th.

 

Portals, North and South. UDOT continuing to make progress. They are tracking for a late fall of 2021 completion.

 

Voluntary Cleanup. The environmental contractor reinitiated work in May and is on track to complete VCP Phase 1, development parcels, by the Fall of 2021. Star and Glencoe mine remediation action plan in the process.

Pioche Apartments. Buildings A, B, and D have footings complete and foundations in process. Building A has the first floor’s post-tension slab poured and second-floor formation in the process. Building C excavation encountered rock and blasting will occur. The site subsurface infiltration system build-out continues and is 55% complete. The GMP buy-out with the general contractor, New Star Construction, is complete and on budget; equity and bank loan in place with leasehold interest closed. 

 

Pioche Proper. Pioche’s estate lots and townhomes are progressing. Engineered infrastructure permit set as well as initial plat remitted to an agency for review. Binding REPSA executed. 


Tax Allocation Revenue (TAR) Bonds. In early June, the MIDA board unanimously approved the procurement and issuance of TAR bonds. A public release and offering is anticipated mid-August. 


Architectural Designs. 4240 Architecture has been re-engaged on the Skier Hotel, skier services and village core. An RFP was issued for the Select Service. 

 

East Overlook. East Overlook, utility parcel, engineering is in process with key partners, e.g. JSSD, RMP, and Dominion, as numerous system impact studies complete. 

 

Skier bridges. Engineering contracted and pending approved subdivision plans.

Your way-too-eager, probably over-the-top early spring checklist

 Let's face it – it's been a long winter, but brighter and warmer days are upon us. If you're the type of person who likes to be prepared, it isn't too early to gear up for lawn and garden season. Here are some tips to help you hit the ground running this spring:



  • Test the content of your soil with a kit. Soil test kits are designed to determine levels of PH, nitrogen, potassium, phosphorous, and other micro/macronutrients in your soil. An accurate test will tell you how to amend your soil for optimum growing.
  • Disinfect any tools that will touch vegetation to prevent the spread of bacteria, fungi, and soil pathogens. Soak lawnmower blades, shovels, trowels, rakes, and pruners for 30 minutes in a solution of 10% bleach and 90% water.
  • Tune up your lawnmower. If you didn't already do it in the fall, drain your lawnmower of old fuel. Add fresh fuel, replace the spark plugs, clean/replace the air filter, change the oil, and sharpen the blades.
  • Don't ignore the supporting cast. Service your leaf blower and trimmer according to the manufacturer's guidelines. Stock up on trimmer line.
  • Hand tools need love too. Sharpen the edges on your pruners, clippers, and digging tools. Lubricate any hand tools that have moving metal parts, then lightly coat the metal with mineral oil to prevent rust. Sand any rough patches on wooden handles. Use linseed oil to seal the wood and prevent shrinking.
  • Check fittings and filters on irrigation systems. Check the rubber washers on your hoses, sprinklers, and nozzles for cracking and replace if necessary.
  • Clean pots and planters to remove mold, fungi, and tiny pests. Use a brush and mild soap to clean, then rinse and let dry.
  • Inspect lawn furniture. Check wood parts for splintering, pests, rot, and other damage. Sand and repaint/restain these parts if necessary. Inspect cushions and covers and wash if possible.
  • Maintain fencing, gates, and other wood features. Replace warped or rotting pieces and repaint/restain where needed.

Some of these tasks may seem over the top, but knocking them out now while the weather is still less-than-ideal will give you more time to relax during the warmer days ahead.




Avoiding Moving Woes...

 It’s a timeless and universal truth: moving is no fun. Ancient Polynesian seafarers, while nervously prepping outrigger canoes for uncharted trips across the South Pacific, probably groaned in frustration when they realized at the last minute that someone forgot to pack up all the fishing gear.


Sure, locating to a new place can be an exciting adventure, but the actual moving process can be stressful, costly, and full of surprises. Make your next move as smooth and simple as possible by avoiding these pitfalls:

Hiring a shady mover. Moving scams can run the gamut from bogus “moving deposits”, to bait-and-switch estimates, to overly-complicated contracts designed to nullify mover liability. You can steer clear of a less-than-upstanding mover by doing your homework. The Better Business Bureau, Angie's List, your state transportation regulator, and the U.S. Department of Transportation - and even your relatives, friends and neighbors - are all good sources of information about whether a moving company is on the up-and-up. Doing some homework online can save you a lot of heartache.

Failing to schedule your move well in advance. During the summer months, good moving companies are booked up quickly. Rather than waiting until the last minute, make sure your move is scheduled weeks - or better yet, months - in advance. You don't want to be scrambling to find a mover the day before you're supposed to head out.

Packing too much stuff. Do you really need those old boxes of baby clothes that you haven't laid eyes on since your 6-year-old was in diapers? Before you move, "edit" your belongings. Think about whether you can trash some of your possessions, donate them to charity, or give them away to friends and relatives. Consider holding a garage sale to clear out some of the clutter. If you haven't seen, worn, or used something in a year, think hard about whether you need to keep it - and whether you need to haul it to your new place.

Ignoring the need to pack ahead of time. You'll find very few people who'll say that packing is fun. In fact, a survey commissioned by SpareFoot found that people who moved in the past year identified packing and unpacking as the biggest hassle in the process. (Our ancient seafarers would probably agree.)

You can lessen the load by beginning to pack well before moving day comes along. Start by boxing up stuff that you won't need right away - for instance, if you're moving in the summer, pack up your winter clothes so that they're out of the way. If you get down to the wire and need help with packing, enlist friends, neighbors, relatives, or colleagues to lend a hand. Just make sure you have plenty of pizza and cold beverages on hand. If you can't rustle up any free help, consider hiring laborers to do the packing for you; that may be a small price to pay to alleviate moving-related stress.

The Park City Nursery is making a Haunted Forest this season for families to come to have some Halloween fun. In addition to our pumpkin patch and fall garden displays, The Park City Nursery loves celebrating the Halloween spirit by inviting local families over for a little fun [and fear!] at the nursery -- If you are up for a scare then come check out our Haunted Forest!  Entrance to the Haunted Forest is free.. The Haunted Forest is open daily at our 4497 hwy 224 location during regular business hours

Run-A-Muk Dog Park; Open Space Clean Up

Grab your dog, some gloves, a poop shovel, and your sense of humor! Be a Scooper Hero and help Basin Recreation keep our Off-Leash Open Space Area clean.

MUSIC; MOVEMENT
Music and Movement is a lively and noisy hour aimed at toddlers, preschoolers, and their caregivers to explore a variety of musical instruments, dances, songs, and fantastic books. This program is designed to engage children and get them excited about music, improve their fine and gross motor skills through movement, and spark their creativity; while supporting their early literacy development. 



The ghost stories of which you will hear during a Park City Ghost Tour have been collected over the past twelve years. The research was conducted by owners Rob and Lela Newey, retired history teachers and film maker, Erik Hutchins who has studied metaphysics and paranormal activity including human ESP, and the mysteries of crop circles. Through research, interviews, field recordings and other cutting edge methods these three investigators chose 15 stories because they were the most exciting... and terrifying.  If you are a believer in ghosts you will hear some of the best ghost stories ever to come out of the west; and if you don't believe in ghosts, prepare to have your mind changed! Come see for yourself! Ghost tours are available every night through October 31.


Escape Room Park City presents its new HALLOWEEN ESCAPE. Puzzle your way through a mad professor's warehouse laboratory, where she's been experimenting, with monstrous results! Now she's vanished, and your group is left alone in the lab - or are you? Can you escape before the Original Monster comes out to feed - on you? Rooms are available 7 days a week through Halloween.
